The national median rent price increased 4.77 percent year-over-year, rising from $1,889 in December 2021 to $1,978 in December 2022.<\/p>\n<p>But year-over-year prices in certain markets are moving in the opposite direction. Rent prices are stabilizing \u2014 and even falling \u2014 in some metro areas. That&#8217;s welcome news for cash-strapped renters, and a sign that 2022&#8217;s dramatic price increases may be evening out.<\/p>\n<h2>Metros with year-over-year rent decreases over 2 percent<\/h2>\n<p>Eight U.S. metros recorded year-over-year rent decreases between 2 and 8.5 percent in December 2022. These markets include metropolitan areas that logged double digit month-over-month price spikes and <a href=\"https:\/\/www.rent.com\/research\/migration-nation\/\" target=\"_blank\" rel=\"noopener\">high levels of outbound migration interest<\/a> in 2022.<\/p>\n<div id=\"viz1676308310931\" class=\"tableauPlaceholder\" style=\"position: relative;\"><noscript><a href='#'><img alt='Dashboard 1 ' src='https:\/\/www.rent.com\/research\/wp-content\/uploads\/2023\/06\/1_rss-49.png' style='border: none' \/><\/a><\/noscript><object class=\"tableauViz\" style=\"display: none;\" width=\"300\" height=\"150\"><param name=\"host_url\" value=\"https%3A%2F%2Fpublic.tableau.com%2F\" \/><param name=\"embed_code_version\" value=\"3\" \/><param name=\"site_root\" value=\"\" \/><param name=\"name\" value=\"rr_metro_12_2022\/Dashboard1\" \/><param name=\"tabs\" value=\"no\" \/><param name=\"toolbar\" value=\"yes\" \/><param name=\"static_image\" value=\"https:\/\/public.tableau.com\/static\/images\/rr\/rr_metro_12_2022\/Dashboard1\/1.png\" \/><param name=\"animate_transition\" value=\"yes\" \/><param name=\"display_static_image\" value=\"yes\" \/><param name=\"display_spinner\" value=\"yes\" \/><param name=\"display_overlay\" value=\"yes\" \/><param name=\"display_count\" value=\"yes\" \/><param name=\"language\" value=\"en-US\" \/><\/object><\/div>\n<p><script type='text\/javascript'> var divElement = document.getElementById('viz1676308310931'); var vizElement = divElement.getElementsByTagName('object')[0]; if ( divElement.offsetWidth > 800 ) { vizElement.style.width='100%';vizElement.style.height=(divElement.offsetWidth*0.75)+'px';} else if ( divElement.offsetWidth > 500 ) { vizElement.style.width='100%';vizElement.style.height=(divElement.offsetWidth*0.75)+'px';} else { vizElement.style.width='100%';vizElement.style.height='727px';} var scriptElement = document.createElement('script'); scriptElement.src = 'https:\/\/public.tableau.com\/javascripts\/api\/viz_v1.js'; vizElement.parentNode.insertBefore(scriptElement, vizElement); <\/script><\/p>\n<h3>Minneapolis-St. Paul-Bloomington<\/h3>\n<p>The <a href=\"https:\/\/www.rent.com\/minnesota\/minneapolis-apartments\" target=\"_blank\" rel=\"noopener\">Minneapolis<\/a>&#8211;<a href=\"https:\/\/www.rent.com\/minnesota\/saint-paul-apartments\" target=\"_blank\" rel=\"noopener\">St. Paul<\/a>&#8211;<a href=\"https:\/\/www.rent.com\/minnesota\/bloomington-apartments\" target=\"_blank\" rel=\"noopener\">Bloomington<\/a> metro saw the largest year-over-year rent decrease in this survey. The average rent price in the Twin Cities plummeted 8.5 percent, falling from $1,863 percent in December 2021 to $1,703.75 a year later.<\/p>\n<p>Last year&#8217;s lowest average rental price of $1,586.50 offered renters substantial savings over 2021 prices. Even the 2022 high-water mark, (when the average price of rent hit $1,827.75), was lower than the average rent price in December 2021.<\/p>\n<p>Local experts say there are signs that this Minnesota metro&#8217;s rental housing inventory crunch is easing slightly. The <a href=\"https:\/\/www.housinglink.org\/docs\/default-source\/mainlibrary\/rentalhousingbriefminneapolis202211.pdf\" target=\"_blank\" rel=\"noopener nofollow\">2022 Minneapolis Rental Housing Brief<\/a> reports that apartments made up the majority of vacant units (75 percent) in November 2022. It also notes that 4,547 construction permits for multifamily units were issued between Q4 2021 and Q3 2022. That&#8217;s up 92 percent year-over-year and the largest jump since the same period in 2018-2019.<\/p>\n<h3>Oklahoma City<\/h3>\n<p>The cost of rent in <a href=\"https:\/\/www.rent.com\/oklahoma\/oklahoma-city-apartments\" target=\"_blank\" rel=\"noopener\">Oklahoma City<\/a> fell 6.3 percent between December 2021 and December 2022. Renters here paid an average of $1,253 per month in the final month of 2021. A year later, that price had dropped to an average of $1,173.25.<\/p>\n<p>That&#8217;s the most affordable city on this list and more than $800 cheaper than the national median average of $1,978. This affordable monthly rental price put Oklahoma City at the very top of the list of the <a href=\"https:\/\/www.rent.com\/research\/most-affordable-metros-october-2022\/\" target=\"_blank\" rel=\"noopener\">most affordable metros<\/a> in the country last fall.<\/p>\n<p>This is welcome news for Oklahoma City renters, who have endured some of the largest monthly and annual rent increases in the country. For example, rent prices soared 19.7 percent between November and December 2021. The year-over-year rent increase hit <a href=\"https:\/\/www.redfin.com\/news\/redfin-rental-report-october-2022\/\" target=\"_blank\" rel=\"noopener\">31.7 percent<\/a> in October 2022, the highest of any metro in the nation.<\/p>\n<h3>Phoenix-Mesa-Chandler<\/h3>\n<p>The average rent price in <a href=\"https:\/\/www.rent.com\/arizona\/phoenix-apartments\" target=\"_blank\" rel=\"noopener\">Phoenix<\/a>&#8211;<a href=\"https:\/\/www.rent.com\/arizona\/mesa-apartments\" target=\"_blank\" rel=\"noopener\">Mesa<\/a>&#8211;<a href=\"https:\/\/www.rent.com\/arizona\/chandler-apartments\" target=\"_blank\" rel=\"noopener\">Chandler<\/a> was $2,003.25 at the end of last year. That&#8217;s down 5 percent from an average of $2,109.50 in December 2021 but still above the national median rent price. Rent prices peaked at an average of $2,274.50 and fell as low as $1,794.50.<\/p>\n<p>The housing market in Arizona&#8217;s capital city and largest metropolitan area has cooled slightly. That makes it easier for people to buy and relieves some of the stress on the rental market in this popular region.<\/p>\n<p>That&#8217;s a relief for renters, who have endured soaring rent prices. Rents shot up around <a href=\"https:\/\/www.azfamily.com\/2022\/12\/03\/phoenix-rent-prices-drop-costs-leasing-still-high\/#:~:text=Leckie%20says%20more%20people%20are,rent%2C%20driving%20down%20the%20prices.\" target=\"_blank\" rel=\"noopener\">36 percent<\/a> in May and June 2021, which gave 2022 prices plenty of room to fall.<\/p>\n<h3>Houston-The Woodlands-Sugar Land<\/h3>\n<p>Renters in the largest community in Texas are getting a price break on their rent, too. The average rental price in the <a href=\"https:\/\/www.rent.com\/texas\/houston-apartments\" target=\"_blank\" rel=\"noopener\">Houston<\/a>&#8211;<a href=\"https:\/\/www.rent.com\/texas\/the-woodlands-apartments\" target=\"_blank\" rel=\"noopener\">The Woodlands<\/a>&#8211;<a href=\"https:\/\/www.rent.com\/texas\/sugar-land-apartments\" target=\"_blank\" rel=\"noopener\">Sugar Land<\/a> metro area decreased 4.6 percent year-over-year in December.<\/p>\n<p>Prices varied widely \u2014 between an average low of $1,569.50 and an average high of $1,964.50 per month \u2014 before settling at $1,744.50 in December 2022. That&#8217;s more than $230 below the national median. It&#8217;s also well below the metro&#8217;s own median rent price of $1,829.25 in December 2021.<\/p>\n<p><img decoding=\"async\" class=\"alignnone wp-image-484446 size-full\" src=\"https:\/\/www.rent.com\/research\/wp-content\/uploads\/2023\/06\/milwaukee_coasted-media-SPsvSy5iTto-unsplash.jpg\" alt=\"\" width=\"1200\" height=\"799\" \/><\/p>\n<h3>Milwaukee-Waukesha<\/h3>\n<p>Residents of the Midwestern metro <a href=\"https:\/\/www.rent.com\/wisconsin\/milwaukee-apartments\" target=\"_blank\" rel=\"noopener\">Milwaukee<\/a>&#8211;<a href=\"https:\/\/www.rent.com\/wisconsin\/waukesha-apartments\" target=\"_blank\" rel=\"noopener\">Waukesha<\/a> saved 4.0 percent on rent. The average rental price in December 2022 dropped to $1,656.75. That&#8217;s the third lowest price of any metro on this list.<\/p>\n<p>This Wisconsin community has seen rent prices fluctuate from an average high of $1,778.50 to an average low of $1,543.25. This variability dates back to 2021. As an example, month-over-month rent prices fell 10.1 percent to hit $1,726.75 in December 2021.<\/p>\n<h3>Chicago-Naperville-Elgin<\/h3>\n<p>At $2,294.25, the average rent price in <a href=\"https:\/\/www.rent.com\/illinois\/chicago-apartments\" target=\"_blank\" rel=\"noopener\">Chicago<\/a>&#8211;<a href=\"https:\/\/www.rent.com\/illinois\/naperville-apartments\" target=\"_blank\" rel=\"noopener\">Naperville<\/a>&#8211;<a href=\"https:\/\/www.rent.com\/illinois\/elgin-apartments\" target=\"_blank\" rel=\"noopener\">Elgin<\/a> is still higher than the national median. But recent rent prices in the nation&#8217;s 15th most expensive metro have risen as high as $2,665.75. A 3.6 percent year-over-year price drop in December 2022 likely feels like a relief. (The median rent price a year earlier was $2,380.50.)<\/p>\n<p>High rent prices likely spurred strong outbound migration throughout last year. More residents indicated they were interested in moving out of Chicago than any other community in the Q3 <a href=\"https:\/\/www.rent.com\/research\/migration-nation\/\" target=\"_blank\" rel=\"noopener\">Rent. 2022 migration report<\/a>.<\/p>\n<h3>Baltimore-Columbia-Towson<\/h3>\n<p>Renters in the 25th most expensive metro, <a href=\"https:\/\/www.rent.com\/maryland\/baltimore-apartments\" target=\"_blank\" rel=\"noopener\">Baltimore<\/a>&#8211;<a href=\"https:\/\/www.rent.com\/maryland\/columbia-apartments\" target=\"_blank\" rel=\"noopener\">Columbia<\/a>&#8211;<a href=\"https:\/\/www.rent.com\/maryland\/towson-apartments\" target=\"_blank\" rel=\"noopener\">Towson<\/a> saved money on rent this year, too. The average rent price fell to $1,978.25 in December 2022.<\/p>\n<p>That&#8217;s just 25 cents over the national average. It&#8217;s also down 2.1 percent from December 2021&#8217;s average price of $2,021.<\/p>\n<h3>Austin-Round Rock-Georgetown<\/h3>\n<p>Rent prices fell 2 percent in <a href=\"https:\/\/www.rent.com\/texas\/austin-apartments\" target=\"_blank\" rel=\"noopener\">Austin<\/a>&#8211;<a href=\"https:\/\/www.rent.com\/texas\/round-rock-apartments\" target=\"_blank\" rel=\"noopener\">Round Rock<\/a>&#8211;<a href=\"https:\/\/www.rent.com\/texas\/georgetown-apartments\" target=\"_blank\" rel=\"noopener\">Georgetown<\/a>, Texas. This popular community was the 16th most expensive metro in the country, so residents appreciated the savings.<\/p>\n<p>Prices in the Austin metro fell from $2,316.25 in December 2021 to $2,269.75. Rents hit an average of $2,661 at their highest point.<\/p>\n<h2>Metros with year-over-year rent decreases less than 2 percent<\/h2>\n<p>Six more communities recorded rent decreases between 0.4 and 1.7 percent during the same survey period. These include some of the most affordable and most expensive communities on this list.<\/p>\n<p><a href=\"https:\/\/www.rent.com\/alabama\/birmingham-apartments\" target=\"_blank\" rel=\"noopener\">Birmingham<\/a>&#8211;<a href=\"https:\/\/www.rent.com\/alabama\/hoover-apartments\" target=\"_blank\" rel=\"noopener\">Hoover<\/a>, Alabama is the eighth most affordable metro in the county. Average rent here fell 1.7 percent year-over-year, from $1,573 in December 2021 to $1544.75 in December 2022. That&#8217;s the second most affordable price on this list.<\/p>\n<p>It&#8217;s followed by <a href=\"https:\/\/www.rent.com\/california\/los-angeles-apartments\" target=\"_blank\" rel=\"noopener\">Los-Angeles<\/a>&#8211;<a href=\"https:\/\/www.rent.com\/california\/long-beach-apartments\" target=\"_blank\" rel=\"noopener\">Long Beach<\/a>&#8211;<a href=\"https:\/\/www.rent.com\/california\/anaheim-apartments\" target=\"_blank\" rel=\"noopener\">Anaheim<\/a>, the fifth most <a href=\"https:\/\/www.rent.com\/research\/most-expensive-metros-in-the-united-states\/\" target=\"_blank\" rel=\"noopener\">expensive metro<\/a> in the nation. Median rents here were $3,377.50 a month, the most expensive of any community on this list. But L.A. residents saved 1.4 percent year-over-year, since prices dropped from $3,428.50 in December 2021.<\/p>\n<p>Renters in three more coastal communities also saved money on rent year over year. They include <a href=\"https:\/\/www.rent.com\/virginia\/virginia-beach-apartments\" target=\"_blank\" rel=\"noopener\">Virginia Beach<\/a>&#8211;<a href=\"https:\/\/www.rent.com\/virginia\/norfolk-apartments\" target=\"_blank\" rel=\"noopener\">Norfolk<\/a>&#8211;<a href=\"https:\/\/www.rent.com\/virginia\/newport-news-apartments\" target=\"_blank\" rel=\"noopener\">Newport News<\/a> in Virginia and North Carolina, (-0.9 percent) <a href=\"https:\/\/www.rent.com\/florida\/jacksonville-apartments\" target=\"_blank\" rel=\"noopener\">Jacksonville<\/a>, Florida (-0.8 percent) and <a href=\"https:\/\/www.rent.com\/louisiana\/new-orleans-apartments\" target=\"_blank\" rel=\"noopener\">New Orleans<\/a>&#8211;<a href=\"https:\/\/www.rent.com\/louisiana\/metairie-apartments\" target=\"_blank\" rel=\"noopener\">Metairie<\/a> (-0.4 percent) in Louisiana.<\/p>\n<p>Rent in Virginia Beach-Norfolk-Newport News decreased from $1,678.75 in December 2021 to $1,663 a year later. Prices in Jacksonville fell from $1,608.25 to $1,595 during the same time period. Renters in New Orleans-Metairie paid $1,751.75 in December 2022, down from $1,759.50 a year earlier.<\/p>\n<p><a href=\"https:\/\/www.rent.com\/nevada\/las-vegas-apartments\" target=\"_blank\" rel=\"noopener\">Las Vegas<\/a>&#8211;<a href=\"https:\/\/www.rent.com\/nevada\/henderson-apartments\" target=\"_blank\" rel=\"noopener\">Henderson<\/a>&#8211;<a href=\"https:\/\/www.rent.com\/nevada\/paradise-apartments\" target=\"_blank\" rel=\"noopener\">Paradise<\/a> is the final metro to record a year-over-year rent decrease. Renters here paid an average of $1,805 per month in December 2022. That&#8217;s down 0.4 percent from $1,812.50 in December 2021.<\/p>\n<h2>The takeaway<\/h2>\n<p>Fourteen U.S. metropolitan areas recorded a rent decrease year-over-year. Renters in more than half of these communities saved between 2 and 8.5 percent.<\/p>\n<h2>Methodology<\/h2>\n<p>We analyzed rental property prices in December 2022, the last full month of data, from Rent.&#8217;s available inventory to identify our median rent prices at the national, state and metro levels.
