{"id":505031,"date":"2024-08-14T19:41:30","date_gmt":"2024-08-14T23:41:30","guid":{"rendered":"https:\/\/www.rent.com\/research\/?p=505031"},"modified":"2024-08-14T19:41:31","modified_gmt":"2024-08-14T23:41:31","slug":"miami-fl-teacher-affordability","status":"publish","type":"post","link":"https:\/\/www.rent.com\/research\/miami-fl-teacher-affordability\/","title":{"rendered":"Miami, FL Has the Lowest Share of Rentals Affordable for Teachers"},"content":{"rendered":"\n<h3 class=\"wp-block-heading\" id=\"h-less-than-1-of-rentals-in-miami-are-affordable-for-teachers-the-lowest-share-in-the-nation\">Less than 1% of rentals in Miami are affordable for teachers \u2013 the lowest share in the nation<\/h3>\n\n\n\n<p>For many teachers, finding a place to live that doesn\u2019t break the bank <a href=\"https:\/\/www.nea.org\/nea-today\/all-news-articles\/teachers-struggle-find-affordable-housing\">can be nearly impossible<\/a>, as rising costs of living and meager wage increases strain budgets. <strong>This is especially true in Miami, where<\/strong> <strong>just 0.2% of rentals are affordable to teachers<\/strong> \u2013 down from 10.9% in 2019.&nbsp;<\/p>\n\n\n\n<p>Nationwide, just 47.9% of rentals are affordable to teachers \u2013 up from 40.7% last year but much lower than 2019, when 58% of rentals were affordable.&nbsp;<\/p>\n\n\n\n<p><strong>These figures underscore how much rents have <\/strong><a href=\"https:\/\/www.cbsnews.com\/news\/rent-cost-us-2024-housing-national\/\"><strong>outpaced wages<\/strong><\/a><strong>, especially <\/strong><a href=\"https:\/\/www.pewresearch.org\/short-reads\/2022\/12\/19\/10-facts-about-u-s-renters-during-the-pandemic\/\"><strong>since the pandemic<\/strong><\/a><strong>.<\/strong> Miami has seen an outsized increase in housing costs since the pandemic, in part because it has been a leading destination for people searching for <a href=\"https:\/\/www.redfin.com\/news\/housing-migration-trends-april-2023\/\">sunshine and affordability<\/a>. This effect is beginning to wear off, though, as <a href=\"https:\/\/www.redfin.com\/news\/rental-tracker-july-2024\/\">rent prices stabilize<\/a>.&nbsp;<\/p>\n\n\n\n<p>But why are so few Miami rentals affordable to teachers? Let\u2019s find out.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-why-are-miami-rentals-unaffordable-for-teachers-nbsp\">Why are Miami rentals unaffordable for teachers?&nbsp;<\/h2>\n\n\n\n<p><strong>Miami is so unaffordable for teachers largely because wages are low and rent prices are stubbornly high.&nbsp;<\/strong><\/p>\n\n\n\n<p>As of the 2023\/24 school year, the median wage for Miami public schools teachers is $53,297, the second-lowest wage in the country. Wages actually dropped 11.9% year over year in 2023 \u2013 the biggest decline of any major metro.&nbsp;<\/p>\n\n\n\n<p>In general, teachers make the least amount of money in Florida, where Governor Ron DeSantis <a href=\"https:\/\/www.businessinsider.com\/florida-law-ends-automatic-due-payments-for-teachers-unions-2023-5\">passed a bill<\/a> restricting teacher unions \u2013 often the deciding factor for a successful bargaining agreement. Teacher unions have since sued. DeSantis has also increased funding for wages, but <a href=\"https:\/\/www.wusf.org\/education\/2024-06-11\/desantis-vows-increase-funding-teacher-pay-educator-unions-say-not-enough\">unions say it\u2019s not enough<\/a>. States that allow collective bargaining pay educators an <a href=\"https:\/\/www.nea.org\/resource-library\/educator-pay-and-student-spending-how-does-your-state-rank\">average of 18%<\/a> more.&nbsp;<\/p>\n\n\n\n<p>When it comes to rent prices, the median rent for teachers in Miami is $2,430, down 3.2% from 2023 but far above the nationwide median of $1,647.<\/p>\n\n\n\n<p>Rents have been skyrocketing lately, largely influenced by a years-long <a href=\"https:\/\/www.redfin.com\/news\/housing-migration-trends-january-2023\/\">surge in migration<\/a>. Rents <a href=\"https:\/\/www.palmbeachpost.com\/story\/news\/2022\/01\/24\/palm-beach-county-apartment-rents-increased-nearly-40-2021-pandemic-migrants-flooded-florida\/6590024001\/\">ballooned during the pandemic<\/a> and continued rising through 2022. Some metros saw double-digit increases, <a href=\"https:\/\/www.nbcnews.com\/politics\/economics\/leaving-florida-rcna142316\">pricing out residents<\/a> and adding to an already <a href=\"https:\/\/www.cbsnews.com\/miami\/news\/what-makes-rent-high-in-miami-broward-factors\/\">high cost of living<\/a>. However, a recent decline in demand caused by <a href=\"https:\/\/www.newsweek.com\/why-florida-rents-falling-1882949\">too much supply<\/a> helped rent prices fall in 2023 through <a href=\"https:\/\/www.redfin.com\/news\/rents-fall-in-florida-austin-june-2024\/\">June 2024<\/a>.&nbsp;<\/p>\n\n\n\n<p>In short, even though rents are dipping in Miami, they are still much too high for most teachers to afford. Rent prices going up and wages going down has led to near-zero affordability.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-what-s-happening-with-teacher-affordability-nationwide-nbsp-nbsp\">What\u2019s happening with teacher affordability nationwide?&nbsp;&nbsp;<\/h2>\n\n\n\n<p>Nationally, teacher salary growth has actually outpaced rent price growth. <strong>The <\/strong><a href=\"https:\/\/www.nea.org\/resource-library\/educator-pay-and-student-spending-how-does-your-state-rank\"><strong>average public school teacher salary<\/strong><\/a><strong> in 2023-2024 is ~$72,000<\/strong>, up 3.1% from the year prior, while median asking rents increased just 0.4% over the same time period. Rent growth is slowing or reversing in some parts of the country due to an increase in apartment supply.&nbsp;<\/p>\n\n\n\n<p>Still, many teachers are struggling to find affordable rentals. Rent growth has slowed but remains just $53 below its 2022 record high, and teacher salaries <a href=\"https:\/\/onlinedegrees.sandiego.edu\/teacher-salaries-analysis\/\">have not kept pace<\/a> with recent <a href=\"https:\/\/www.crfb.org\/blogs\/2022-inflation-hit-41-year-record\">historic inflation<\/a>. <strong>In fact, teacher salaries are actually 5% <\/strong><strong><em>lower <\/em><\/strong><strong>than a decade ago when adjusted for inflation<\/strong>. This trend is more pronounced in Miami. The combination of high rent prices, persistent inflation, and modest wage increases has resulted in <a href=\"https:\/\/www.jchs.harvard.edu\/blog\/six-takeaways-americas-rental-housing-2024\">record-low affordability<\/a>.&nbsp;<\/p>\n\n\n\n<p>However, in metros where teachers are paid more, affordability is often slightly better. An exception is in places with exceptionally expensive rentals, like San Jose and New York. These metros have among the lowest number of rentals affordable to teachers, even though median wages reach above $100,000.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-where-do-we-go-from-here\">Where do we go from here?<\/h2>\n\n\n\n<p>Homeownership remains out of reach for many educators, who, unlike many modern workers, don\u2019t have the flexibility to work remotely from somewhere more affordable. Rental data only covers apartments listed on Rent. and Redfin.&nbsp;<\/p>\n\n\n\n<p>School location data came from <a href=\"https:\/\/www.greatschools.org\/\">GreatSchools<\/a>. The 20-minute rush hour commute time was determined for each school using the <a href=\"https:\/\/www.walkscore.com\/professional\/travel-time-http-api.php\">WalkScore Travel Time API<\/a>.&nbsp;<\/p>\n\n\n\n<p>Annual teacher wage data came from the U.S. Bureau of Labor Statistics\u2019s Occupational Employment and Wage Statistics program and covers the 2022-2023 school year (valid May 2023), unless otherwise noted.<\/p>\n\n\n\n<p>A listing is considered &#8220;affordable&#8221; if the monthly payment was estimated to be no more than 30% of the metro area\u2019s median monthly teacher income.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Less than half of rentals nationwide are affordable for teachers, as wages continue to lag.
