{"id":505124,"date":"2024-09-13T17:06:42","date_gmt":"2024-09-13T21:06:42","guid":{"rendered":"https:\/\/www.rent.com\/research\/?p=505124"},"modified":"2024-09-25T14:44:47","modified_gmt":"2024-09-25T18:44:47","slug":"august-2024-rent-report","status":"publish","type":"post","link":"https:\/\/www.rent.com\/research\/august-2024-rent-report\/","title":{"rendered":"August 2024 Rent Report: Rents Remain Stable, Will Likely Hold Steady for Some Time"},"content":{"rendered":"\n<ul class=\"wp-block-list\">\n<li>Nationwide, median asking rents climbed 0.9% year over year to $1,645 \u2013 the fifth consecutive month of annualized increases and the largest gain in over a year<\/li>\n\n\n\n<li>However, it\u2019s been two years since rents reached their all-time high, and they have held relatively steady for the past year<\/li>\n\n\n\n<li>Rents rose the most year over year in <a href=\"https:\/\/www.rent.com\/virginia\/virginia-beach-houses\">Virginia Beach<\/a>, <a href=\"https:\/\/www.rent.com\/maryland\/baltimore-houses\">Washington, D.C.<\/a>, and <a href=\"https:\/\/www.rent.com\/maryland\/baltimore-houses\">Baltimore<\/a>, and fell the furthest in <a href=\"https:\/\/www.rent.com\/texas\/austin-houses\">Austin<\/a>, <a href=\"https:\/\/www.rent.com\/california\/san-diego-houses\">San Diego<\/a>, and <a href=\"https:\/\/www.rent.com\/florida\/jacksonville-houses\">Jacksonville<\/a> \u2013 similar trends to last month<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">What\u2019s happening with rents nationwide?<\/h2>\n\n\n\n<p><strong>The median U.S. asking rent rose 0.9% year over year in July to $1,645, just $55 below the $1,700 record high <\/strong>set in August 2022. This is the fifth consecutive increase following <a href=\"https:\/\/www.redfin.com\/news\/asking-rents-highest-since-2022\/\">11 months of decreases<\/a>, and the largest annualized increase since April 2023.&nbsp;<\/p>\n\n\n\n<p>Demand from <a href=\"https:\/\/www.redfin.com\/news\/gen-z-housing-affordability-important-vote\/\">young renters<\/a> and <a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-home-prices-record-high-sales-decline\/\">difficult homebuying conditions<\/a> are the primary reasons behind the rising rents. In fact, America\u2019s renter population is growing <a href=\"https:\/\/www.redfin.com\/news\/renter-household-growth-2024\/\">three-times faster<\/a> than its homebuyer population, largely because house prices are so high. However, a <a href=\"https:\/\/www.redfin.com\/blog\/is-now-a-good-time-to-buy-a-house\/\">drop in mortgage rates<\/a> has helped bring some homebuyers <a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-mortgage-rates-fall-tours-increase\/\">back into the market<\/a> recently, providing <a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-housing-payments-becoming-more-affordable\/\">lower<\/a> overall housing costs. Home sales <a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-housing-payments-dropping-sales-declining\/\">have yet<\/a> to rebound, though.<\/p>\n\n\n\n<p>While rents rose the most in nearly 18 months in August, it\u2019s been two years since they hit their all-time high. Since then, rents have remained relatively stable, with only minor changes. Lower rents, paired with wages growing <a href=\"https:\/\/fred.stlouisfed.org\/graph\/?g=1ttck\">3.8% year over year<\/a>, indicate that rental affordability has slightly improved.&nbsp;<\/p>\n\n\n\n<p>Rents are holding steady because multifamily building completions are at <a href=\"https:\/\/fred.stlouisfed.org\/series\/COMPU5MUSA\">historic highs<\/a>, and some areas now have too much supply. That is prompting some property managers to reduce rents and even <a href=\"https:\/\/www.cnbc.com\/2024\/08\/14\/heres-where-rent-concessions-are-happening-the-most-in-the-us-.html\">offer concessions<\/a> to prospective tenants.&nbsp;<\/p>\n\n\n\n<p>Rents will likely tick up slightly in the short term, though, in part due to new construction <a href=\"https:\/\/www.redfin.com\/news\/america-building-fewer-apartments-2024\/\">slowing down<\/a>. However, in the long term, the backlog of apartments will hold rents steady for some time. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Data breakout by bedroom<\/h3>\n\n\n\n<p>When looking at all bedroom types combined, rents rose year-over-year. However, when isolating by bedroom type, median asking rents moved more erratically:&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Rents for 0-1-bedroom apartments rose 0.1% YoY to $1,495<\/li>\n\n\n\n<li>Rents for 2-bedroom apartments was unchanged, remaining at $1,725<\/li>\n\n\n\n<li>Rents for 3+-bedroom apartments <em>fell <\/em>1.7% YoY to $2,008<\/li>\n<\/ul>\n\n\n\n<p>It may seem odd that rents rose when looking at all bedroom types combined but fell when isolating by bedroom type. So, as people priced out of expensive coastal metros search for affordability, demand starts to outpace supply, which raises prices. The Midwest \u2013 generally the most affordable region to live in \u2013 has seen months of consistent annualized price growth.&nbsp;<\/p>\n\n\n\n<p>Washington, D.C. is unique because rents aren\u2019t particularly affordable, but they\u2019re still rising because of a <a href=\"https:\/\/www.axios.com\/local\/washington-dc\/2024\/02\/24\/rent-apartment-prices-luxury-washington-dc\" rel=\"nofollow\">surge in demand<\/a> for lower-priced rentals. Many popular metros built tons of new apartments in the past few years in an effort to meet demand. Now, some of the most popular pandemic hotspots are seeing newly built apartments go <a href=\"https:\/\/www.redfin.com\/news\/apartments-rented-slowest-pace-since-2020\/\">unfilled<\/a> and construction <a href=\"https:\/\/www.newsweek.com\/www-newsweek-com-austin-construction-collapses-housing-market-struggles-1923300\">plummet<\/a>.&nbsp;<\/p>\n\n\n\n<p>This trend is most obvious in Austin, which saw a massive <a href=\"https:\/\/www.redfin.com\/news\/q4-2020-housing-migration-trends\/\">surge in migration<\/a> during the pandemic and ramped up construction to accommodate the demand. The metro issued more <a href=\"https:\/\/www.redfin.com\/news\/america-building-fewer-apartments-2024\">multifamily building permits<\/a> (per 10,000 people) than anywhere else from 2021-2023. Now, apartment supply far outweighs demand. Austin has led the nation in year-over-year rent decreases for the past three months, and rents have dropped $317 compared to last year.<\/p>\n\n\n\n<p>Rents may also be falling in these areas because they rose too quickly during the pandemic, causing some residents to get priced out. Now, they\u2019re starting to come back down.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Methodology<\/h2>\n\n\n\n<p>According to a <a href=\"https:\/\/www.redfin.com\/news\/rental-tracker-august-2024\/\">Redfin analysis<\/a>. Asking rent figures in this report cover newly listed units in buildings with five or more units. The median is calculated based on a rolling three-month period. For example, the median asking rent for August 2024 covers rentals that were listed on Rent. and Redfin during the three months ending August 31, 2024.<\/p>\n\n\n\n<p>Metro-level data in this report covers 33 of the 50 most populous U.S. core-based statistical areas (CBSAs). National figures are based on data for the entire U.S.&nbsp;<\/p>\n\n\n\n<p>Asking rents reflect the current costs of new leases.
